What Is the Non-Immigrant O-A Visa?
The Non-Immigrant O-A (Long Stay) Visa is Thailand's dedicated retirement visa for foreign nationals aged 50 and above who wish to reside in Thailand without working. It grants an initial one-year stay and can be renewed annually with no hard limit — many expats have maintained O-A status for decades in cities like Pattaya, Chiang Mai, and Bangkok.
Unlike tourist visas or border runs, the O-A is a structured long-term status issued by Thai immigration authorities. It requires proof of financial stability and mandatory health insurance, making it a secure, government-recognised pathway to long-term residence in Thailand.
Eligibility
Who Qualifies?
Thailand's O-A requires applicants to meet all three core criteria simultaneously: age, financial standing, and health insurance coverage. There is no minimum period of prior residence in Thailand required.
1 — Age Requirement
Applicants must be 50 years of age or older at the time of application. There is no upper age limit. Married couples where one partner is under 50 do not automatically qualify — each applicant must independently meet the age threshold, or the younger partner may apply for a Dependent Visa instead.
2 — Financial Requirements
Thai Immigration accepts one of three financial methods:
- Method A — Bank DepositTHB 800,000 in a Thai bank account (savings or fixed deposit), seasoned for at least 3 months before application and maintained throughout the year.
- Method B — Monthly IncomeProven monthly income of at least THB 65,000 (pension, annuity, rental income, etc.), evidenced by an official income letter from your embassy or consulate.
- Method C — CombinationBank deposit plus monthly income that together total THB 800,000 per year (e.g., THB 400,000 in bank + THB 33,333/month × 12 = THB 800,000).
3 — Health Insurance
Since October 2019, all new O-A applications require proof of Thai health insurance coverage. The minimum required coverage is:
- Outpatient coverageMinimum THB 40,000 per year
- Inpatient coverageMinimum THB 400,000 per year
Insurance must be purchased from a Thai-licensed insurer listed on the Office of Insurance Commission (OIC) approved list, or from a foreign insurer with equivalent coverage verified by the OIC. Your insurer will issue a certificate specifically stating O-A visa compliance.

Prepare originals and one full set of photocopies for every document. Some embassies require two sets of copies. Check with your specific Thai Embassy for their exact requirements as minor variations exist by country.

Annual Renewal
Annual Extension of Stay
The O-A visa grants an initial 1-year permission to stay. After that, you extend at a local Thai Immigration Office (not an embassy). The extension is typically granted in 1-year increments and there is no maximum number of renewals — retirees can continue renewing indefinitely as long as they meet the criteria each year.
When to Apply
Submit your extension application up to 30 days before your current permission to stay expires. Do not wait until the last day. If your stamp expires without a pending extension, you will accrue overstay penalties (THB 500 per day, with deportation and blacklisting if accumulated beyond 90 days).
Where to Apply in Pattaya
Pattaya residents apply at the Pattaya Immigration Office, located on Jomtien Beach Road (Soi 5). Arrive early — the office issues a limited number of queue tickets. Many residents hire a visa agent (THB 3,000–6,000 service fee) to handle the queuing and paperwork.
